When you instruct us for a purchase we will:

  1. Ask you for details of the property you wish to buy
  2. Obtain a draft contract of sale from the seller's solicitors
  3. Obtain a copy of the title documents, deeds and/or lease
  4. Obtain replies to the standard form of enquiry concerning boundaries, fixtures and fittings, disputes and guarantees etc. It may be necessary to pursue further enquiries at this stage depending on the response.
  5. Conduct the searches as necessary for the particular property. This will include a Local Authority search, Land Registry, Bankruptcy and sometimes a Coal Mining Search in certain areas of the country.
  6. Deal with the mortgage offer from the lender.
  7. Agree a completion date
  8. Exchange contracts
  9. Complete and obtain the release of keys
  10. Deal with stamp duty formalities and registration of title
